just sold a property in Portland and I'm thinking to put the cash in stocks, I know everyone is saying its ripe enough, but Is this a good time to buy stocks? How long until a full recovery? How are other people in the same market raking in over $200k gains with months, I'm really just confused at this point.
Yes, a good number of folks are raking in huge 6 figure gains in this downtrend, but such strategies are mostly successfully executed by folks with in depth market knowledge

What type of financing for the dadu?
lol this man is only talking about rent collection ($9-12k/month), but making it seem like monthly cash flow. Still nothing deducted such as mortgage, maintenance, capex, etc. Wonder what the cash flow is considering the high interest rates.
I replied to another guy. Here: With pp of 1.25mil and 20% down it is 1mil with an interest only payment(7%interest rate) of around 6k and 9k rent leaves a 1.5k gross profit. But I’ll say 25% of gross rent is extra expenses leaves a profit of 750 monthly/9k yearly. With a investment of 300k (250k dp + 4% closing cost) will give you a 3% cash on cash return. Which may be no better than a “secured” bond. But numbers may improve as you finance or use creative tactics. Also secured Investments do not create equity the way the property does on top of the profit.
What do you think about instead of investing smaller amounts than multiple properties just saving a larger amount for a single property. Maybe instead of buying a few houses with 5% down saving and buying a single house with 30 to 40% down?

Save up 25% for an investment property. You can also just wait a whole year to owner occupied again

All imaginary profit he didn’t add up cost of interest during the project cost to buy etc no profit in a project yes bank will make money Remember if it’s if it’s your money you will make money if it banks money bank will make money you be feeling happy on imaginary profit

@@jnathj622 I am not getting those numbers at all. Maybe as a flip, the numbers might make more sense. As a BRRRR, only if you self manage with lower interest rate, then it is possible.

I think it is just best to invest in the S&P 500, and just wait, which is reliable, albeit extremely long-lots of years. Or just use a professional analyst and speed up wealth creation. once you have enough propertys the majority of your properties the cashflow will pay off easily any properties you buy
Could a person do a 5% conventional loan on a four Plex with the intention to live in it and rent the other three out and then six months later do it again
I think conventional loan seasoning is about 8-12 months but yea it’s that simple. Easy way to get “ahead” in five years using the rent by owner route

Still owing $90K on a $192K property after 20 years of payments is WILD.
Idk about these Seattle prices but they always sound crazy. I just bought a 4k square foot duplex in south jersey, which i recently tunred into a triplex through the city; it was so large they allowed it to reduce overcrowding. I bought it for 290k and im looking at 450k by the time i finish in the next 6 months. Its only taking me about 40k-45k to flip. Maybe i got lucky, but the houses out here in this region are no where near the prices of these Seattle area properties

I was a full time student in college. I can tell you this. The only loans I could qualify for was student loans. If she was truly full time with no momma and papa money, no way on earth would she qualify for mortgage.

For the selling off portion to pay off the others: what about capital gains? 1031 wouldn’t work here would it?
I mean PPF is not all equal. Especially the person who is doing it. Most likely you are paying for their expertise. Some people do it in a day…. and some people it’s takes a week or more. Because there is a right and wrong way to do it. Some super car owners will even ship their cars to an expert just to have the PPF done. When you’re buying something this expensive you want it done the right way. NOTE: I have no clue who these guys are in the video. They could be shit at their job and are just scamming or they could be really good.
